These Terms of Service (“Terms”) govern your access to and use of the Title & Survey Review platform (“Service”), operated by Zeal Opco, LLC dba Title & Survey Review (“Company,” “we,” or “us”). By creating an account or using the Service you agree to these Terms. If you do not agree, do not use the Service.
Title & Survey Review provides AI-assisted analysis of ALTA Surveys and Title Commitments to generate Lender Readiness Reports™. Reports are for informational purposes only and do not constitute legal, title, survey, or lending advice. All findings must be reviewed by qualified professionals before any transaction closes.
We do not guarantee that any report will identify every material issue with a given document, or that a lender will reach conclusions consistent with our analysis.
You must provide accurate information when creating your account. You are responsible for maintaining the security of your credentials. Accounts are for individual use and may not be shared.
We reserve the right to suspend or terminate accounts that violate these Terms, engage in fraudulent activity, or initiate chargebacks in bad faith.
You represent that you have the right to upload and submit all documents you provide to the Service. Do not upload documents containing personal financial information unrelated to the deal, personally identifiable information of individuals who have not consented, or classified or confidential government information.
Uploaded documents and AI processing logs are deleted after 90 days unless you extend access or delete sooner. See our Privacy Policy for details.
Reports are generated by artificial intelligence. AI systems can make errors, miss issues, or misinterpret document language. The Lender Readiness Score™ is a heuristic tool, not a professional opinion. We expressly disclaim all liability for decisions made in reliance on any report produced by the Service.
Sample or illustrative report data shown on this website is for demonstration purposes only and does not represent a real property or transaction.
Each account is entitled to one free Lender Readiness Review. No credit card is required to receive this review. Subsequent reviews are priced as marked on this website.
The charge for a paid review is non-refundable. By completing payment you acknowledge that you have reviewed the Service description and accept the non-refundable nature of the charge. Chargebacks filed in bad faith will result in account revocation and recovery of associated costs.
Prices shown may be subject to applicable taxes. Stripe Tax is used to calculate and collect applicable sales tax where required by law.
You retain ownership of documents you upload. We retain all rights in the Service, including the review methodology, scoring logic, and report format. “Lender Readiness Report™” and “Lender Readiness Score™” are trademarks of Title & Survey Review.
Your documents are not used to train AI models.
Our Privacy Policy describes how we collect, use, and retain data. By using the Service you agree to the Privacy Policy.
You may not: (a) use the Service for any unlawful purpose; (b) attempt to reverse-engineer the review methodology or scoring logic; (c) upload malware or attempt to compromise the platform; (d) use automated tools to scrape or stress-test the Service; (e) resell or white-label reports without written permission.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, THE COMPANY SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUE, WHETHER INCURRED DIRECTLY OR INDIRECTLY, OR ANY LOSS OF DATA, GOODWILL, OR OTHER INTANGIBLE LOSSES.
OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE AMOUNT YOU PAID TO US IN THE 12 MONTHS PRECEDING THE CLAIM.
You agree to indemnify and hold harmless the Company and its officers, directors, employees, and agents from any claims, damages, or expenses (including reasonable legal fees) arising from your use of the Service, your violation of these Terms, or your infringement of any third-party rights.
Any dispute arising out of or relating to these Terms or the Service shall be resolved by binding arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, except that either party may bring a claim in small claims court. Arbitration shall be conducted in Boulder, Colorado. The Federal Arbitration Act governs the interpretation and enforcement of this section.
YOU WAIVE ANY RIGHT TO PARTICIPATE IN A CLASS ACTION LAWSUIT OR CLASS-WIDE ARBITRATION.
These Terms are governed by the laws of the State of Colorado, without regard to conflict-of-law principles. For matters not subject to arbitration, exclusive jurisdiction and venue shall be in Boulder County, Colorado.
We may update these Terms from time to time. We will notify you by email or in-app notice of material changes. Continued use of the Service after the effective date of updated Terms constitutes your acceptance.
